02 Price it right

Pricing right beats pricing high. Homes priced correctly draw more buyers in the first two weeks, when attention is highest.

The strategy Where to set the price and why, including what happens if we aim high and what happens if we aim sharp.
Your call You choose the number. Our job is to make sure it's an informed choice.

This phase is done when we've agreed on a list price and the reasoning is written down.

03 Prep & list

Small fixes with real return, then your home in front of every matching buyer.

Prep that pays We only recommend work that returns more than it costs. Some of the best prep is free.
On the market Photos, listing, and exposure across the places buyers actually look.

This phase is done when your listing is live.

04 Offers & under contract

This is the stretch where deals live or die, and it's where we come from. We ran under-contract-to-close for other agents before we ever ran our own deals.

Reading offers Highest isn't always strongest. We weigh price, financing, terms, and the buyer's ability to actually close.
Negotiation A few rounds is normal. You'll know what's happening and why at every step.
Inspection & appraisal We manage the repair asks and keep the deal on its rails.
The paperwork Title, disclosures, deadlines. The part most agents hand off is the part we do best.

This phase is done when the contract is signed and clear.

05 Closed

Funds transfer, ownership transfers, and you move on to what's next.

Settlement A title company or attorney handles the transfer as the neutral third party.
After the sale We stay in touch. If you're buying next, the light stays on.

This phase is done when settlement is recorded and your proceeds are in hand.
